This house was built in the 1920's, built to last. All plumbing, wiring, full insulation, septic, house well, and basement drainage have been updated within the last 10 years. 2 wells which both yield excellent water for drinking, cooking and washing. The improvements I've made reflect my own desire for efficiency and flexibility. I currently use my wood stove to both heat the house, and to heat my water in the winter, using a solar collector to heat water in summertime. As a backup, or flexible alternative, there is an older but fully functioning forced air propane furnace with conventional thermostat control, and off-peak electric baseboard heat. This gives you 3 ways to heat the house, for flexibility, economy, and as a hedge against future uncertainty. Unlimited pure well water even if the power grid goes down. - A new gravity-feed septic system (not a mound system requiring electric pumps). In addition, the blackwater and greywater are separate, which means the septic tank may never require pumping. - Land, with an established garden. - Trees. Plenty of firewood, growing faster than you will burn. - Plentiful deer and other meat animals in your own woods. - The open knoll just west of the house is an ideal location for a wind generator, if you would want to get off the grid now. It all sits on 10 acres of land, about 6 or 7 acres of which are wooded. There is a small swampy area, and an intermittent creek. If you have kids, it would be a wonderful place for them to go splashing around, catching frogs, exploring the woods, etc. Plentiful deer for hunting, right in the yard at times. Nearby fishing, trapping, an outdoorsman's paradise. Pattison State Park is about 5 miles away, with a spectacular waterfall. Many other parks and lakes within a short distance, plus the sights of Duluth-Superior, the North Shore of Lake Superior, Apostles' Islands, etc.
