Private owner seeking to make a full exchange of ownership on two adjacent undeveloped residential homesite lots held near growing community of North Port in SW Florida (Sarasota County), close to Port Charlotte, just to the south, for inland undeveloped acreage held by an individual private owner in NW Florida and available in one of the following counties bordering along or in close proximity to the northwest Florida Gulf coast: Washington, Bay, Calhoun, Liberty, Gulf, Franklin, Leon, Wakulla, Jefferson, Madison, Taylor, Lafayette, or Dixie. The two lots in North Port have already been completely paid for, and the owner holds the deed for them free and clear of any purchase contract, liens, taxes, or further monies owed, and the rural property which would be offered in exchange would have to possess the same status of full private ownership, as well as be free and clear of any and all financial obligation or debt, prior to a final exchange of deeds and turnover of property to the new owner. In addition, the rural acreage being sought must have the following general characteristics: 1) be located on high ground, dry land, and no closer than five miles proximity to, nor farther back inland than a half hour’s drive from, the Gulf coast; 2) possess principal access in and out by a good asphalt county roadway as well as satisfactory direct travel to the site via a good hard-packed secondary road free of any large holes or other obstructions to vehicular travel; 3) offer at least one open and level space thoroughly cleared of timber, tree stumps, and underbrush, which would be suitable in size for placement of a dwelling and outdoor storage/utility shed, covering a total area of no less than half an acre; telephone and electrical power hook up in close proximity; and the option of access to county fresh and drinkable public water and/or private potable well water supply; and 4) not include, nor border upon, a low and unusable wetland area, such as a marsh, swamp, or bog, which remains continually submerged in water.
